The following are some cases studies that demonstrate how we have supported our clients in improving operational and cost efficiencies through effective facilities management operations:

Case Study Synopsis # 1

Focus Area: Energy Management
Solution: Efficient Lighting Systems

Our engineering team conducted a detailed analysis of the lighting systems used across a client’s buildings and premises. The analysis concluded with a recommendation to use lamps that consume less electricity – such as compact fluorescent lamps (CFL) and environmentally friendly light emitting diode (LED) corms. Halogen lamps were replaced with more efficient CFL and LED lights across the majority of the accounts.

Cost Savings: This resulted in energy cost savings of 89% for one client and 82% energy cost savings and 78% reduction in energy consumption levels for another client.

Focus Area: Energy Management
Solution: Occupancy Sensors

Occupancy Sensors are used to control lighting systems and switch off groups of lights if motion is not detected for more than 5-10 minutes. This provides an additional opportunity for improving energy cost savings without compromising on the level of lighting across sites.

Cost Savings: In a large residential community, occupancy sensors were installed across the district and preliminary numbers indicate energy cost savings of up to 80%. In 2010, we did a similar initiative with a large commercial complex where we installed 14 occupancy sensors across 20,000 square feet resulting in energy costs savings of AED 150,000 per year.

Focus Area: Energy Management
Solution: Optimum Cooling Systems

A study of energy consumption through Heating, Ventilating and Air Conditioning (HVAC) systems was carried out by IDAMA’s engineering team in a large mixed-use community.

Cost Savings: Taking into account the change of temperatures across seasons, the exercise led to a revision in the set point FCU’s in common areas, resulting in direct cumulative energy cost savings of AED 5 – 7 million.

Focus Area: Water Conservation
Solution: Water Savers

With the goal of maximizing water conservation, IDAMA partnered with a key client and installed water savers across their developments.

Without affecting users’ comfort, ultra-low water savers were installed in wash basin taps and water restrictors for rinsers. This has shown an ongoing reduction in water flow that varies from 7.6 to 1.9 litres per minute.

Cost Savings: Minimal installation costs at the start of the project were recovered within 22 days, and resulted in an estimated annual cost saving of AED 2.6 million.

Focus Area: Water Conservation
Solution: Water for Irrigation

During the landscaping of several accounts, IDAMA replaced the use of fresh water with treated water (Grey Water) in the irrigation systems. In addition to ensuring the responsible use of natural resources and reduced usage of chemical fertilizers, this exercise helps clients save more than 75% of the total cost of water.

Cost Savings: As a result of this change, the client achieved a total cost saving of AED 4 million to date. This equals an estimated 87% reduction in costs.

Focus Area: Process Improvements
Solution: Modification in Operational Patterns

IDAMA studies clients’ premises to identify “hot spots” (times of the day when maximum activity is observed in common areas) in order to maximize the quality of cleanliness and provide clients with cost effective solutions. For example, washroom activity increases during prayer times. The IDAMA team developed a suitable cleaning schedule to ensure that thorough care is given to hot spots at these times.

Cost Savings: To date, IDAMA has achieved at least 28% of cost savings on the overall maintenance contracts for its clients.
